Legal Description: A tract of land commencing at the Southwest corner of Lot Three (3), Block Two (2), McCunes Addition to Norton, Norton County, Kansas, Running thence North 75’, thence East 113’, thence South 75’, thence West 113’, to place of beginning.

General Description: Building one (1) is a 48’ x 40’ (1,920 sq ft) metal structure with full concrete floor. Overhead header, small office, restroom. There is one walk-in door.
Building two (2) is 37’ x 40’ (1,480 sq ft) block structure with full concrete floor. The building has a large sliding door on the south side. This structure was built in 1981 – attached to building one making a nice large shop-warehouse. The real estate has off street parking and concrete driveway to the shop.
Terms, Taxes & Title Insurance: Ten Percent (10%) down day of sale, balance due upon closing. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyer must make finance arrangements, if needed, prior to the auction. Seller shall pay all the 2022 taxes and the 2023 taxes shall be prorated to the date of closing. Buyer shall be responsible for all subsequent year’s taxes. 2022 taxes were Tract I $1,003.98. Title insurance shall be used to prove clear & merchantable title with the Buyer & Seller sharing equally the owner’s policy and closing expenses. Mortgage policy, if required will be the expense of the buyer. The property will be sold as is with no warranty or guarantees. Potential buyers are encouraged to do their own inspection.
