Selling 388 +/- ACRES PHILLIPS COUNTY LAND AUCTION

Tract I

LEGAL DESCRIPTION:  The East half of the Southwest Quarter (E2/SW/4) and the West half of the Southeast quarter (W/2/SE/4) Except a triangular tract commencing at the Northwest Corner of the Northeast Quarter of the Southwest Quarter (NE/4 SW/4), thence South Two Rods (2R), thence in a Northeasterly direction to the North line of the Northeast Quarter of the Southwest Quarter (NE/4 SW/4), thence West Two Rods (2R) to the place of beginning all in Section One (1), Township Three (3) South, Range Nineteen (19) West, of the Sixth P.M., Phillips County, Kansas, all in Section One being 160 acres more or less.

GENERAL DESCRIPTION:  This tract of land has approximately 74.08 acres of cultivation and 66.22 acres of pastureland with the balance being wooded area and wildlife habitat.  On the cropland, all acres will be drilled to wheat with the buyer receiving the landowners 1/3 of the wheat crop.  The buyer will be required to reimburse the tenant 1/3 of the expense of the fertilizer and top dress herbicide if applied. The cropland is primarily class II and IV, Holdrege and Uly Silt Loam and have proven to be very productive over the years.  The pasture has good native grasses.

FSA INFORMATION:  It carries a 24.48 acre wheat base W/48 bu PLC yield, 3.92 acre corn base W/127 bu PLC yield and a 8.93 acre grain sorghum base W/ 90 bu. yield.

Tract II  

LEGAL DESCRIPTION:  The Northeast Quarter (NE/4) and the East half of the Northwest Quarter (E/2NW/4) Section Twelve (12), Township Three (3) South, Range Nineteen (19) West, of the Sixth P.M., Phillips County, Kansas. (Except A track of land located in the Northeast corner of the Northwest Quarter (NW/4) of Section Twelve (12), Township Three (3) South, Range Nineteen (19) West of the 6th P.M., described as follows: Beginning at the Northeast corner of said Northwest Quarter (NW/4) of said Section Twelve (12), thence South along the East line of said quarter section a distance of 371 feet, thence West parallel to the North line of said quarter section a distance of 1,000 feet, thence North parallel to the East line of said quarter section a distance of 371 feet to the North line of said quarter section, thence East along said quarter section line a distance of 1,000 feet to the point of beginning.) being 227.5 acres more or less.

GENERAL DESCRIPTION:  This tract of land has approximately 146.28 acres of cultivation and 81.22 acres of pastureland.  On the cropland, approximately 60.19 acres will be drilled to wheat with the buyer receiving the landowners 1/3 of the wheat crop.  The buyer will be required to reimburse the tenant 1/3 of the expense of the fertilizer and top dress herbicide if applied.  The balance of cropland, approximately 86.09 will be idol. The cropland is primarily class II and IV, Holdrege and Uly Silt Loam and have proven to be very productive over the years.  The pasture has good native grasses.  This tract has a portion of Boughton Creek passing through it with plenty of wooded areas that make it ideal for wildlife habitat.  It has a water well to service the property.

FSA INFORMATION:  It carries a 48.8 acre wheat base W/48 bu PLC yield, 7.83 acre corn base W/127 bu PLC yield and a 17.82 acre grain sorghum base W/ 90 bu. yield.

LAND LOCATION: From Phillipsburg, KS – 5 miles West on HWY 36 to West 500 RD., 2 miles North to West Navajo RD, then 1/4 mile East to the Southwest and Northwest corners of the properties.

MINERALS:  Seller shall convey 100% of the seller’s minerals to the purchaser.  All minerals are believed to be intact.

POSSESSION: March 1, 2022 on the pasture and idol acres, after the 2022 wheat harvest on acres that will be planted to wheat.

TAXES:  Seller shall pay all the 2021 taxes and prior years’ taxes, if any.  The 2022 and subsequent years taxes shall be the responsibility of the buyer.  2020 taxes were $1,078.20 on Tract I and $2,121.54 on Tract II.

TERMS, TITLE INSURANCE AND CLOSING:  Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing. Owner’s policy and closing expense will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. Closing shall be on or before November 15, 2021. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.

CONDITIONS:  All acreages are considered to be approximate and are deemed to be from reliable county & FSA sources.  Buyers are encouraged to verify details and view properties prior to the auction.    Bidding increments are solely at the discretion of the auctioneer.  Announcements made day of sale shall take precedence over printed material.
