LEGAL DESCRIPTION: The Northeast Quarter of Section Fourteen (14), Township Three (3) South of Range Six (6) West, Jewell County, Kansas And That part of the Northwest Quarter (Part of N ½ of NW ¼) of Section Fourteen (14), Township Three (3), South, Range Six (6) West, east of the west bank of the East Marsh Creek, described as follows: Beginning at the northeast corner of said North half of Northwest Quarter, thence south to the Southeast corner of said North half of Northwest Quarter, thence west about 591 feet to the west bank of said creek, thence along the west bank of said creek in a general northerly direction to the north line of said North half of Northwest Quarter, thence east about 580 feet to the place of beginning, Jewell County, Kansas being 165.79 acres more or less.
GENERAL DESCRIPTION: This tract of land has approximately 123.32 acres of cropland and 42.48 acres of grassland and waterways. On the cropland, all acres are currently drilled to wheat; the buyer will not be getting any of the wheat crop. The cropland is primarily class II, Harney Silt Loam. The grassland offers grazing potential with a pond, pit and rural water all present. It also features a creek on the West side of the property. The current electric fence will not convey to the new buyer, it belongs to the current tenant.
FSA INFORMATION: Tract I and Tract II are currently combined at the FSA office. In the event they sell to separate buyers the FSA office will split those acres. They carry a 93.87 acre wheat base W/39 bu. yield, 31.36 acre corn base W/ 115 bu. yield, 7.26 acre sunflower base W/1284 LB yield and 22.04 acre soybean base W/37 bu. yield.
LAND LOCATION: From the HWY 36 and 199 Junction North of Courtland, KS – Tract I – West 3 miles on Highway 36 to 300 RD, to the Southeast corner of the property. (Tract I is on the North side of HWY 36.) Tract II – West 3 miles on Highway 36 to 297 RD, to the Northeast corner of the property. (Tract II is on the South side of HWY 36.) Tract III – West 3 miles on Highway 36 to 297 RD, South 3 Miles on 297 RD to N RD, to the Northwest corner of the property.
MINERALS: Seller shall convey 100% of the seller’s minerals to the purchaser.
POSSESSION: Immediate upon a signed sales contract and earnest money being deposited with the title company on the grassland on Tract II and all of Tract III, after the 2026 wheat harvest or August 1, 2026 which ever comes first on the acres drilled to wheat.
TAXES: Seller shall pay all the 2025 taxes and prior years’ taxes, if any. All subsequent years taxes shall be the responsibility of the buyer. 2025 taxes were Tract I $747.76, Tract II $2,451.42 and Tract III $1,320.14.
TERMS, TITLE INSURANCE AND CLOSING: Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing. Closing shall be completed on or before May 5, 2026. Owner’s policy and closing expense will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.

Bidding increments are solely at the discretion of the auctioneer. Announcements made day of sale shall take precedence over printed material.
