LEGAL DESCRIPTION: The East Half of the Southwest Quarter (E1/2SW1/4) and the West Half of the Southeast Quarter (W1/2SE1/4) of Section Twenty-five (25), Township Five (5) South, Range Twenty (20) West of the Sixth P.M. being 159.13 acres more or less.

GENERAL DESCRIPTION:  This tract of land has approximately 120.47 acres cultivation, 36.11 acres of pastureland and 2.55 acres being a waterway and grassed area.  All cropland acres are idle, previously feed.  The cropland is predominantly class II & IV, Holdrege and Uly Silt Loam and has proven to be extremely productive over the years.  The pastureland is native grass.  There currently is not a cross fence on the West side of the pasture and water has been provided by the adjoining property.     

FSA INFORMATION: It carries a 36.80 acre wheat base W/36 bu. yield and 12.30 acre grain sorghum base W/90 bu. yield.

LAND LOCATION: From Logan, KS – 4 1/2 Miles South on W. 1300 Blacktop to West Cozy Cove RD, 3 Miles East to 1000 RD, 1 Mile South to West Daydream, ½ Mile West to the Southeast Corner of the property. Watch for signs!

MINERALS:  Property will sell with Surface Rights only.  No minerals will be conveyed with the sale.

POSSESSION: March 1, 2026 on all acres.

TAXES:  Seller shall pay all the 2024 taxes and prior years’ taxes, if any.  The subsequent years taxes shall be the responsibility of the buyer.  2024 taxes were $1,584.96. 

TERMS, TITLE INSURANCE AND CLOSING:  Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing.  Closing shall be completed on or before December 30, 2025. Owner’s policy and closing expense will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer.  This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
