AUCTION LOCATION: Huck Boyd Community Center, 860 Park Street, Phillipsburg, KS

LEGAL DESCRIPTION: The Northeast Quarter (NE/4) and the North Half of the Southeast Quarter (N/2SE/4) and the Northeast Quarter of the Northwest Quarter (NE4/NW/4) of Section Five (5), Township Two (2) South, Range Seventeen (17) West of the Sixth P.M.; and the Southeast Quarter of the Southwest Quarter (SE/4SW/4) of Section Thirty-Two (32), Township One (1) South, Range Seventeen (17) West of the Sixth P.M., Phillips County, Kansas being 318.05 acres more or less.

GENERAL DESCRIPTION:  This tract of land has approximately 65.83 acres of cultivation and 252.22 acres of pasture and wooded wildlife area.  On the cropland, all acres are currently idle and were previously sudan grass and grain sorghum.  The cropland is primarily class II and IV, Holdrege and Uly Silt Loam.  The pasture has been extremely well cared for over the years with an abundant mixture of grass consisting of big bluestem, little bluestem, indian grass and sideoats grama to name a few.  Water is provided by two ponds and has a water well on the property. The property has good fences.  A large pipe and sucker rod corral with an alleyway is located on the property.  The property does offer hunting opportunities with the potential for whitetail deer and an array of other wildlife.  Furthermore, this property is excellently located being only 4 miles off Highway 183 and only 7 miles South of the Nebraska Kansas Stateline.

FSA INFORMATION:  It carries a 24.8 acre wheat base W/38 bu. PLC yield and 41 acre grain sorghum base W/ 120 bu. PLC yield.

LAND LOCATION: From Phillipsburg, KS – 10 mi. North on HWY 183 to E. Hunter RD, East 4 Miles to E. 400 Road, North ¼ of a mile to the Southeast corner of the property.  This property is only 7 miles South of the Nebraska Kansas Stateline, essentially straight South of the Harlan County Dam.

MINERALS:  Seller shall convey 100% of the seller’s minerals to the purchaser. 

POSSESSION: March 1, 2026 on all acres. 

TAXES:  Seller shall pay all the 2025 taxes and prior years’ taxes, if any.  The 2026 and subsequent years taxes shall be the responsibility of the buyer.  2024 taxes were $1,584.95. 

TERMS, TITLE INSURANCE AND CLOSING:  Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing.  Closing shall be completed on or before January 13, 2026.  The owner’s policy and closing expenses will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer.  This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
